Design & Build Process

1.    Site Survey

As part of the first stage, a Simply Basement surveyor will visit your home to carry out a site survey.  During this meeting, they will be able to advise on what type of basement conversion and layout is feasible for your home as well as take essential measurements required for your quotation. Our quotations are split into two parts; a quotation for the structural part and a quotation for the actual fit out. Don’t worry if at this stage you have forgotten something, you can have as many revisions to your quotation as required before committing to the actual design and build of the basement conversion.

2.    Contract

Once you are happy with the specification of your basement conversion and agreed to the cost, a contract is drawn up, which you will need to sign and place your first initial deposit against.  Our costs are split into various stages so you will never be asked for the entire cost upfront.

3.    Design and Planning Process

Once the contract is signed and if required, a member of our architectural team will visit your home to complete a survey, take the measurements and produce a set of plans.  We can also help with structural calculations and submitting your plans through for planning permission.  If you have appointed your own architect and dealt with the planning permission already, we are also happy to quote for the construction part only of your basement conversion.

4.    Party Wall Agreement

A party wall agreement is required if your home has a wall that is connected to another property on either side. If you have a detached house you will also need to gain a party wall agreement if the basement conversion comes within 3m of their property.  Each neighbour will have to be informed of the proposed works using a party wall notice form before the start of the build.  At Simply Basement, we can provide advice on this process and if necessary put you in touch with one of our certified Party Wall Surveyors.

5.    Build

Once you have the planning permission in place for your basement conversion, the construction phase can begin.  A basement conversion can take a number of months to complete depending on the size and level of fit out required inside. On average it can take between 6 – 10 months to complete a basement conversion.  You will be assigned a dedicated site foreman for the duration of the project who will arrange regular meetings to review progress and keep your project running to schedule.

6.    Completion

Once your basement conversion is complete and you are happy, Simply Basement ensures that you are issued with all relevant certification including building control completion certificates, and also details of our ten year guarantee plus our 30 year warranty on any delta membrane systems we may have installed.
